With a population of just north of 58,000, Chapel Hill is a town located in Orange County and the 15th-largest in North Carolina. Although the town is a big part of a big metropolitan area, it has done an excellent job to maintain a small-town atmosphere. Through beautiful murals painted on buildings throughout the area, a vibrant music culture, a major university and new village urban communities, Chapel Hill is a spectacular place to call home.

Back in 2009, the town ranked #3 on a list of the “Top 25 Most Uniquely American Cities and Towns” and today still offers a high quality of life to its residents.

Latest Housing Market Update

In Orange County in May 2017, new listings increased by nearly 10% compared to May 2016. Also rising was the average home price, which went from $352,849 to $388,821 year-over-year, a jump of 10.2%. This contributed to the total dollar volume rising more than 10% to $87.1 million in May 2017.

If you’re thinking of buying a home in Chapel Hill, it might be a good idea to do it sooner than later. 47 days was the average number that a home spent on the market in Orange County in May 2017 while the inventory of homes for sale plunged by nearly 32% compared to May 2016.

Although home sales are down minimally through the first five months of 2017 when compared to the same period last year, new subdivisions are rising across the county and we can certainly expect a boost in this market soon.

In 2016 in the county, home sales totaled 1,812, which was a 9.8% increase from the total number of sales recorded in 2015. Overall, $641.7 million in home sales occurred in Orange County in 2016. This was nearly 14% more than all of 2015, so the local real estate market is surely heating up in our area.
